A proposed expansion plan by FedEx Ground received approval from the Perrysburg Township zoning commission at the June 14 meeting.

Gary Sarcharski, engineer with Stantec, requested approval of a site plan on behalf of FedEx Ground Packaging Systems, 100 J Street.

Mr. Sarcharski said the company in Ampoint industrial park is seeking to expand its parking on 19.5 acres “to increase site proficiency.”

Kelly Hemminger, zoning inspector, noted that Wood County has approved the stormwater plan. The engineer said the project plans originally called for a building on the site, “but we’re not doing that.” He reiterated, “We just want to improve onsite operations.”

BZA Commission

The following evening, the board of zoning appeals met to consider three variance requests, ultimately voting in favor of each one.

Richard Jarosz, 28806 White Road, requested a variance for construction of a master bedroom addition on the rear of his home.

The addition will feature a bedroom, bathroom and walk-in closet that will be handicap accessible, he explained.

Because the addition will extend 34’8” from the rear property line, a variance is needed, said Ms. Hemminger, noting that the zoning resolution calls for a rear property line setback of 40 feet.

Also approved for a variance was a property at 26705 Amberwood Drive, owned by Jeremy Theis.

Mr. Theis plans to construct an outdoor living addition with a roof that would be attached to the rear of his home.

“The proposed addition is located 22’6” from the rear property line,” Ms. Hemminger said, adding that the rear-yard setback requirement is 30 feet in this neighborhood.

Mr. Theis said the current concrete slab patio is “not conducive to outdoor living.” He noted that the homeowners association is aware of the plans and has approved it.

“The work will be done by a contractor, who is highly referred,” he added.

The BZA also approved a variance request from Randy Fifer, 10632 Avenue Road, who plans to construct a detached 36- by 22- foot garage in the front yard.

His request necessitated a variance since the zoning resolution stipulates that “no accessory structures shall be permitted in a lot’s front yard.”

Mr. Fifer said the backyard is narrow and not sufficient for the garage.

He noted that although the garage will be in the front yard, garage door access will be from the east side.

The BZA approved the request, but advised Mr. Fifer to confer with Ms. Hemminger on a potential issue with the setback that is outside of the township’s jurisdiction.

“It may violate frontyard setback requirements of a state highway,” said Bill Russell, BZA board chairman.
